Ohio Commercial Fire Protection Inspections & Licensing

When a fire protection technician tells your business that something needs to be repaired, replaced, or brought into compliance, you may wonder:

‍

Is that simply the technician's recommendation, or is it actually required?

At Holmes Fire & Safety, our recommendations are not based on personal preference.

Commercial fire protection in Ohio is governed by state fire code, nationally recognized fire protection standards, manufacturer requirements, approved plans, and, in some cases, additional requirements established by the local Authority Having Jurisdiction.

Our job is to understand those requirements and help Ohio businesses stay compliant.

‍

Commercial Fire Protection in Ohio Is Regulated

Ohio does not allow just anyone to commercially inspect, service, or install regulated fire protection equipment.

Technicians performing this work are required to hold the appropriate certification through the Ohio Department of Commerce, Division of State Fire Marshal for the type of fire protection work they perform.

This applies to commercial fire protection services such as:

  • Fire extinguisher inspections and service
  • Restaurant fire suppression systems
  • Industrial suppression systems
  • Fire alarm systems
  • Fire sprinkler systems
  • Fire pumps and related fire protection equipment

That licensing matters because fire protection work requires much more than knowing how the equipment operates.

Our technicians are accountable to the State of Ohio and are expected to understand the fire codes, standards, and requirements that apply to the work they perform.

‍

There Is a Lot of Fire Code Behind an Inspection

When one of our technicians inspects a fire protection system, the inspection is not based on what simply looks right to that individual technician.

There are written requirements behind that work.

Depending on the system and the building, those requirements may come from:

  • The Ohio Fire Code
  • The Ohio Building Code
  • NFPA fire protection standards
  • Manufacturer installation and service requirements
  • Equipment listings and approvals
  • Approved plans and drawings
  • Requirements of the local Authority Having Jurisdiction

These standards can include hundreds of pages of detailed requirements.

Our technicians must continually learn how those requirements apply to commercial buildings, different occupancies, and different types of fire protection equipment.

That is why professional fire protection inspection and installation work requires training, certification, and ongoing education.

Our Recommendations Are Based on Code, Not Personal Opinion

One thing we want our customers to understand is that when we identify a deficiency, we are not simply creating our own rules.

Our technicians are expected to follow the applicable fire code and recognized standards.

Sometimes that means telling a customer that equipment needs to be serviced, repaired, replaced, relocated, or brought into compliance.

We understand that no business owner enjoys hearing that additional work is needed.

But our responsibility is not to tell customers only what they want to hear.

Our responsibility is to accurately identify what the applicable fire protection requirements call for and help the customer understand why.

‍

Fire Code Is the Minimum Standard

Another important point for Ohio business owners to understand is that fire code establishes minimum requirements.

These requirements are intended to provide a baseline level of fire and life safety.

However, the requirements affecting a particular commercial property may also depend on the local jurisdiction, occupancy type, building design, approved plans, and the fire protection systems installed.

This is where the term AHJ, or Authority Having Jurisdiction, becomes important.

Depending on the situation, the AHJ may include a local fire department, fire prevention bureau, building department, the State Fire Marshal, or another authority responsible for enforcing applicable requirements.

Certain Ohio jurisdictions may also have additional legally adopted requirements that meet or exceed statewide minimum standards.

As a result, two commercial properties in different Ohio communities may not always encounter exactly the same requirements.

‍

We Are Accountable to the Local Authority Having Jurisdiction

As a licensed Ohio fire protection contractor, we cannot simply ignore a legitimate requirement from the Authority Having Jurisdiction.

If a local inspector identifies an applicable requirement, our responsibility is to understand it and help our customer address it correctly.

Sometimes that means reviewing the code.

Sometimes it means communicating with the local inspector.

Sometimes it means explaining to the customer why a particular correction or installation is required.

What we cannot do is simply say:

"We don't normally do it that way, so we're not going to comply."

Fire protection contractors are part of a larger system of accountability designed to protect people, property, and businesses.

Helping Ohio Businesses Understand Fire Protection Requirements

At Holmes Fire & Safety, we do not want our customers to feel as though fire code is a mysterious list of rules that only inspectors understand.

We want to help businesses understand what is required and why.

That means explaining deficiencies when we find them, helping customers navigate inspection requirements, and working with local authorities when necessary.

Our role is not simply to inspect equipment.

Our role is to help Ohio businesses manage commercial fire protection responsibly.
